Prepare your house to appeal to buyers
The overall feel and presentation of your house will affect every buyer that enters your home. You want them to feel like it is their own home or can become their own home with little work or hassle.
Reduce clutter and increase apparent space
This means you need to clear out the clutter and remove personal belongings that might otherwise divert the attention of the potential buyers or worse put them off. For instance collection items that take over the beautiful shelves or the wall full of family pictures are surely great fixtures for your own home sadly they will likely distract or worse deter potential buyers. Take most of it away to storage and leave just a couple of pieces to illustrate how the house could be decorated should the buyer want to purchase it.
Space being so expensive today you also need to clear out all pieces of furniture that are not essential to the house or too bulky. By doing so you will make your house look bigger and actually may be able to increase your price or fetch a higher price compared to other houses swamped by clutter or overwhelmed by large furniture.
Tidy up and clean
A potential buyer who would be visiting your house would like to see a house that is clean and tidy. Although most of us have life’s to live, you need to see your house as a product and make a good show of it.
Take care of the broken cupboards and throw out the garbage. Do any necessary repairs but don’t go about spending a fortune on that either. Just make sure there are no gaping holes and cracks in the walls that would put off buyers on the spot.
Stand out from the crowds
Many visitors will make their first impression from the moment they see your house from the car. Thus clear out the garbage on the road; hide the bins, put out a few pots or flowers, tidy up the lawns.
The same applies when they enter the house. Ensure that the entrance area is kept well clear and tidy. Move the shoes into the shoe rack; possibly keep out just what you absolutely need. Same for the coats, just keep out one or two coats out.
If you can ensure that both your house front and entrance hall are clean and tidy, you will likely have impressed most of the buyers and would stand out from the many houses where they had to walk over shoes or squeeze past coats.
If you are really keen about converting your visitors into buyers, bake a cake or bread during the time you expect your visitors. This will surely put a smile on their face while entering in your house and make sure they remember it. This technique has been used with great success in the food industry.
